Where to stay in Florence: compare five central areas
Choose Santa Maria Novella for easy rail arrivals, Duomo–Signoria for central sightseeing, or Santo Spirito for a stay across the Arno. The exact street matters as much as the area.
The best area for your Florence stay
For a first visit of two or three nights, start with the area between Santa Maria Novella station and the Duomo. It keeps your luggage journey manageable without putting the main sights out of reach. Choose closer to Piazza della Signoria if the Uffizi and repeated riverside walks matter more than the station. Choose Santo Spirito if you want to spend evenings south of the Arno and accept crossing the river for much of your sightseeing. These are location recommendations, not hotel inspections or claims that every room in an area has the same price or noise level.

| Compare | Area | Best reason to choose it | Main trade-off |
|---|---|---|---|
| Rail convenience | Santa Maria Novella | Shorter arrival and departure walks from Firenze SMN | Station-facing streets differ from the basilica square |
| First-visit sights | Duomo–Signoria | Central cathedral, palace and gallery walking routes | Busy visitor routes; scrutinise room position |
| Market and northern centre | San Lorenzo | Mercato Centrale and a base north of the Duomo | Market streets are not a guarantee of quiet |
| Eastern centre | Santa Croce | Basilica-led stay with access to the eastern Arno | Longer luggage walk from SMN |
| South of the river | Santo Spirito–Pitti | Oltrarno walks, Pitti and evenings around Santo Spirito | Bridge crossings on central sightseeing days |
Santa Maria Novella: the simplest short-stay choice
Use the basilica square, Via della Scala and the streets between the station and the centre as your search references. Santa Maria Novella station and the church are different landmarks, so read the address rather than relying on a listing tagged “near SMN”. This area suits a late train arrival, an early departure or a trip with more than one rail connection. You can walk from the station area towards Via Tornabuoni and Ponte Santa Trinita without relocating to an attraction-front hotel. If you have just one night, avoiding a long luggage transfer is a stronger benefit than a distant room with a better view.
FeelFlorence: station, basilica square and central walking routeDuomo–Signoria: put sightseeing first
The corridor from Piazza del Duomo through the streets towards Piazza della Signoria suits a first visit built around the cathedral complex and Uffizi. It also makes a hotel break between booked visits more practical. Decide which end you prefer: the Duomo side keeps you closer to the northern centre; the Signoria side places you closer to the Uffizi and river. A central address does not make a room quiet. Ask whether the actual room overlooks a busy street or square, whether windows insulate sound and whether the building has a lift serving your floor.
San Lorenzo: a northern-centre alternative
Search around the Basilica di San Lorenzo and Mercato Centrale if you want to remain on the station side of the historic centre while making the market a frequent stop. This can work for travellers dividing days between the Duomo and northern museums. Compare the actual path from SMN: “San Lorenzo” can describe rooms on different streets, not one standard walk. Market access is useful if you plan to use it, but does not prove that the hotel is inexpensive or the street quiet. Compare full stay totals and the room itself rather than assuming an area-wide bargain.
Santa Croce: stay towards the eastern sights
Use Piazza Santa Croce as the reference, not a vague “Florence centre” label. This base suits a visit that gives the basilica and eastern streets their own time and reaches the Arno without first returning through the Duomo area. It is less convenient for repeated station trips than SMN. For a longer stay that may be an acceptable trade; for a single overnight with a suitcase, it adds work. A room directly on a square and one on a side street can be very different bookings. Do not interpret a historic-centre address as a promise of taxi access to the entrance.
Santo Spirito–Pitti: choose the Oltrarno deliberately
Santo Spirito, Via Maggio and the Pitti area sit south of the Arno. They suit a stay that includes the Oltrarno rather than only using it as somewhere to sleep. Ponte Santa Trinita and Ponte Vecchio provide useful reference points when judging the walk to your main sights. The municipal walking route links Ponte Santa Trinita, Piazza della Passera and Santo Spirito. Stay near the part of that area you will actually use; a listing extending towards a hillside is not equivalent to one near the river. For an early SMN departure, weigh the additional luggage journey before booking.
FeelFlorence: Oltrarno route and named landmarksArriving from the airport or travelling with a car
For Florence Airport, tram T2 is a useful alternative to a road transfer. Choose your hotel by the final walk from its suitable tram stop, not by a promise that the whole centre is one stop. For central sightseeing, our recommendation is to avoid keeping a rental car in Florence. The city describes a large camera-controlled ZTL, with pedestrian areas and reserved lanes that remain separate restrictions. A hotel booking is not blanket permission to drive anywhere. Obtain the hotel or garage’s permitted approach and vehicle-registration instructions before entering. If your next stage is rural Tuscany, compare collecting the car when you leave with paying to store it throughout the city stay.
FeelFlorence: restricted traffic, hotel access and parkingFamilies, limited mobility and the real room cost
With a pushchair or limited mobility, a shorter mapped walk helps only if the accommodation itself works. Ask about entrance steps, lift dimensions, the floor served and bathroom layout. A room “with lift” may still have steps between the street and lift. Families planning midday breaks will usually benefit more from a base near their main daytime sights than one chosen solely for station convenience. Compare accommodation totals including cancellation terms, breakfast if needed, parking and any tourist tax collected separately.
